Before diving into the rental application process, please take note of the following important instructions and terms:
Payment Processing Fee:
Golden State Property Management is charged an external service fee of $5 for online payments. If a refund is issued, applicants receive $40 of the $45 fee. Golden State Property Management does not keep the $5; it is collected by the credit card processing company.
Application Fee and Refund Policy:
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide proof of income. Application fees become non refundable once processing has begun. Any applications that are not processed will be refunded minus the $5 processing fee.
Screening Fee Receipt:
Screening Fee: $45, broken down as follows:
- Credit/ /eviction report: $15
- External service fee: $5
- Administrative processing: $25
Electronic Receipt Consent Clause:
By submitting this application, the Applicant acknowledges and agrees to receive a copy of the screening fee receipt via electronic mail. If requested by the Applicant(s), the receipt will be sent to the email address provided on the application. This consent is effective upon submission of the application and applies regardless of whether a rental unit is ultimately offered or leased.
Separate Applications for Each Occupant:
Every occupant over the age of 18, regardless of income, must submit a separate rental application and pay a separate application fee.
Property Viewing Requirement:
Before submitting an application for a property, we recommend that you tour the interior of the home, either in person with one of Golden State Property Management’s agents or through one of our virtual viewing options. Applications will not be accepted or reviewed until after you have viewed the property. Please view virtual tours and drive by the property prior to applying.
Virtual Viewing Option:
If you have not visited the property in person, and toured the property through our 360 tours or a video call with one of our agents, please note that while virtual tours provide a great overview, it is always best to physically visit the property to fully understand its layout, size, and other important details. We highly recommend a physical viewing to ensure the property meets your expectations before submitting your application.
Required Documentation for Application:
To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information about your monthly income, and most properties require that the applicant’s combined gross income is at least three (3) times the monthly rent amount. Income verification is based on total combined income. Please complete the application even if you don’t have income.
Credit and Eviction Check Authorization:
Submitting this application and paying the application fee authorizes Golden State Property Management to run your credit. Be advised that Golden State Property Management performs eviction searches for all applications submitted.
California Investigative Consumer Reporting Agencies Act (ICRAA) Disclosure:
As part of the rental application process, we are required under the California Investigative Consumer Reporting Agencies Act (ICRAA) to inform you that we will be conducting credit and eviction report screenings. You have the right to request a copy of any screening reports prepared. If you wish to receive a copy, please notify us using the provided yes/no option. We are committed to protecting your rights during this process.
Application Processing Timeframe:
Golden State Property Management reserves the right to cancel or deny any applicant whose application cannot be fully processed within 3 business days from the date we begin processing the application, if we are unable to verify the information provided. It is the applicant’s responsibility to provide all necessary documentation in a timely manner to facilitate the application process.
Offer to Rent Withdrawal Policy:
We reserve the right to withdraw our offer to rent if the applicant does not sign all required documents and pay all necessary fees and/or deposits within 24 hours of documents being sent to the applicant. The offer to rent can be made in person, by phone, or by email.
Government Rent Subsidy Applicants:
If you are a recipient of a government rent subsidy (such as Section 8 or Veterans Affairs Supportive Housing), you may provide lawful, verifiable alternative evidence of your reasonable ability to pay your portion of the rent instead of undergoing a credit check. Please notify us when submitting your application if you wish to select this option. You will be required to provide supporting documentation such as government benefit payments, wage records, bank statements, or tax returns. This evidence will be reasonably considered in determining your application approval.
Income & Credit Requirements:
- Minimum credit score of 650 per adult applicant
- Gross combined income of at least 2.5x the monthly rent
- Positive reference from a previous landlord
- No eviction record within the past 7 years
- Minimum credit score of 710 per adult applicant
- Gross combined income of at least 3x the monthly rent
- Positive reference from a previous landlord
- No eviction record within the past 7 years
Credit & Background Check:
- A thorough credit report and eviction history check will be performed for each applicant over 18.
- Applicants have the right to request a copy of their credit and eviction reports.
- If you receive a government rent subsidy, you may provide lawful, verifiable alternative evidence of your reasonable ability to pay your portion of the rent instead of undergoing a credit check. Notify us when submitting your application if you wish to select this option.
- Supporting documentation such as government benefit payments, wage records, bank statements, or tax returns may be required.
- This evidence will be reasonably considered in determining application approval.
No Source of Income Discrimination:
- In compliance with California law, GSPM does not discriminate based on an applicant’s source of income. All legal income sources, including subsidies such as Section 8 and Veterans Affairs Supportive Housing (VASH), are accepted.
